The Planning Department provides various planning services to the Township Council, under the Planning Act, making recommendations to Council and Committees on development and land use matters. The Planning Department is also involved with special projects, the Tree Preservation and Site Alteration By-laws and heritage related matters. The Planning department administers official plan amendments, zoning by-law amendments, site plan agreements, minor variances, severances, deeming by-laws, zoning inquiries and municipal record searches.

Bala and Port Carling are the two larger serviced towns within the Township of Muskoka Lakes. The main streets of both towns are zoned core commercial, with some residential lands surrounding each town. Most of the land zoned between these two towns is designated rural with some highway commercial. There are very few, small portions of land zoned industrial within the Township of Muskoka Lakes, and most of the waterfront is zoned residential interspersed with resort or marina commercial.

Zoning by-laws regulate how land and buildings are used, the location of buildings, lot coverage, building heights and other provisions necessary to ensure proper development.

How do I find out what the zoning is for a property?

Contact the Planning Department at the Township of Muskoka Lakes or visit MUSKOKA WEB MAP to determine your zoning designation. Official Zoning Schedules are located at the Township of Muskoka Lakes office.  Please contact the Planning Department for current information.
